Job Description:

1. Project Planning and Scheduling
  • Developing Project Plans: Creating a comprehensive roadmap that defines the project scope, main deliverables, and milestones.
  • Scheduling: Establishing detailed timelines and work schedules using methods like the Critical Path Method (CPM) to ensure completion by specific deadlines.
  • Permit Acquisition: Securing necessary building permits, licenses, and legal approvals before work begins. 
  • 2. Financial and Resource Management
    • Budgeting: Developing cost estimates for labor, materials, and equipment to establish a project budget.
    • Cost Control: Monitoring expenses daily or weekly to minimize overspending and manage cash flow.
    • Procurement: Negotiating with vendors and suppliers to purchase or hire essential building equipment and materials.
    • 3. Team and Subcontractor Oversight
      • Staffing: Hiring, supervising, and coordinating construction crews, site managers, and specialists.
      • Contract Negotiation: Drafting and managing legally binding contracts with architects, general contractors, and subcontractors.
      • Performance Monitoring: Ensuring all staff and subcontractors work productively and adhere to the project's quality standards.
      • 4. Risk and Safety Management
        • Safety Compliance: Enforcing health and safety protocols to ensure the work site follows all local and federal regulations.
        • Risk Mitigation: Identifying potential risks—such as weather delays or supply chain issues—and developing proactive contingency plans.
        • Dispute Resolution: Mediating conflicts between workers, clients, or subcontractors to prevent project stalls.
        • 5. Stakeholder Communication
          • Reporting: Providing regular progress reports to clients and senior management regarding project status, milestones, and budget health.
          • Client Relations: Acting as the primary point of contact for the client, managing their expectations, and communicating any changes in scope or timing.
